What goes into a flooring estimate

Flooring estimates start with a tape measure. Measure each room, add a waste allowance for cuts and pattern, and price material and labor per square foot. Then add what clients forget: tearing out the old floor, leveling the subfloor, transitions and moving furniture.

The example installs luxury vinyl plank in an open living area and kitchen of about 650 square feet over a concrete slab. Material is shown apart from labor, so the client can swap products without needing a new estimate.

Not included in this estimate

  • Moving appliances connected to water or gas lines
  • Subfloor repairs beyond minor leveling, such as rotted plywood
  • Baseboard replacement or painting
  • Moisture testing and moisture barriers beyond the standard underlayment

How to price a job as a flooring installer

  1. Show the waste allowance

Add extra material for cuts based on the layout and product, and show it in the material quantity. A client who sees 715 square feet ordered for a 650 square foot room understands why, and you avoid running short mid-job.

  2. Price material and labor separately

Splitting them lets a client upgrade from vinyl to tile and see exactly what changes. It also makes your labor price clear when a client wants to supply their own flooring.

  3. Estimate subfloor prep honestly

You often can't see the subfloor until the old floor is up. Price a reasonable amount of leveling, label it as an estimate, and state that repairs beyond it will be a change order.

  4. Put acclimation time on the schedule

Many products need to sit in the room before install, according to the maker's instructions. Put the delivery and acclimation days on the estimate so the client plans around them.

  5. Collect for the material up front

Flooring is ordered by lot and often can't be returned. Invoicefy turns the accepted proposal into a deposit invoice in one click, and the leveling line is adjusted to actual use on the final invoice.

Questions people ask

It depends on the product and the layout. Straight plank layouts in simple rooms need less, while diagonal tile, herringbone and rooms with many angles need more. Follow the manufacturer's guidance and your own experience.
