Handyman estimate template

A handyman estimate should list each small task with its own price, a minimum charge, who supplies materials, the trip or service fee, what is not included, and how long the quoted prices stay valid.

What goes into a handyman estimate

Handyman jobs are usually a list: hang a door, patch drywall, fix a running toilet, mount a TV. Price each task as its own line so the client can drop one if the total runs high. A single lump price for a punch list invites the client to keep adding one more small thing.

The example below covers a half-day punch list for a homeowner getting a house ready to sell. It uses flat task prices, a materials line and a two-hour visit minimum, and it holds the prices for 14 days.

Not included in this estimate

  • Electrical or plumbing work that needs a licensed trade or a permit
  • Painting beyond the patched areas
  • Repairs to damage found behind walls
  • Fixtures and parts the client picks, unless listed above

How to price a job as a handyman

  1. Price tasks, not hours, when you can

Clients compare a flat $95 toilet repair more easily than 1.5 hours at $70. Flat task prices also reward you for working fast. Keep an hourly rate on the estimate for anything that turns out bigger than it looked.

  2. State a minimum charge

Driving across town to change one bulb loses money. Put your minimum, such as two hours or a flat visit fee, right on the estimate so small jobs still cover travel and setup.

  3. Say who buys the parts

Write 'client supplied' on a line, or list an estimated materials line. If you buy materials, note that the final bill will reflect actual receipts. This avoids disputes when a faucet costs more than the client expected.

  4. Know where your license ends

Many areas require a licensed electrician or plumber for certain work, and some cap the job size a handyman can take without a contractor license. List excluded work plainly and refer it out rather than pricing it in.

  5. Make it easy to say yes from a phone

Handyman clients often decide on the spot. With Invoicefy you can text the proposal link from your phone, the client accepts it online, and one click turns the accepted punch list into the invoice when you finish.

Questions people ask

Use flat prices for tasks you do often and know well, and an hourly rate for repairs where you cannot see the problem yet. Many handymen mix both on one estimate and mark which lines are estimated hours.
