Roofing estimate template

A roofing estimate should give the roof size in squares, tear-off layers, shingle brand and line, underlayment, flashing and vents, a per-sheet price for rotted decking, cleanup, warranty, exclusions, the deposit and how long the price is valid.

What goes into a roofing estimate

Roofing estimates are measured in squares, one square being 100 square feet of roof. Homeowners don't know that, so give the size in squares and in plain words, and list the layers you will tear off. Most roofing disputes start with decking, so price replacement sheets before you start.

The example covers a 24 square asphalt shingle roof with a one-layer tear-off, synthetic underlayment, ice and water shield at the eaves and valleys, and a new ridge vent. It holds pricing for 30 days.

Not included in this estimate

  • Rotted decking, replaced at $85 per 4 by 8 sheet as found
  • Gutter replacement or repair
  • Skylight replacement
  • Interior repairs from past leaks

How to price a job as a roofer

  1. Measure in squares and include waste

Estimate shingles with a waste factor for cuts at hips and valleys, and show the square count on the estimate. If a competitor quotes fewer squares for the same roof, the homeowner can see why the prices differ.

  2. Set a per-sheet decking price in advance

You can't see rotted decking until the old roof is off. Put a per-sheet price on the estimate and promise photos of each damaged area. Homeowners accept the extra charge far more easily when the price was agreed up front.

  3. List every component, not just shingles

Underlayment, ice and water shield, flashing, drip edge, vents and pipe boots are what keep a roof dry. Listing them shows quality and keeps a cheaper bid that skips them from looking equal.

  4. Handle insurance jobs carefully

On an insurance claim, write the estimate for the work you will do at your price, and let the homeowner work with the insurer. Don't offer to waive or absorb the deductible, and check your state's rules on contractors and insurance claims.

  5. Plan the deposit and final payment

Many roofs are finished in a day or two, so roofers often take a deposit on acceptance and the balance on completion. In Invoicefy the accepted proposal becomes the invoice in one click, and any decking sheets used are added as a line before the final bill goes out.

Questions people ask

Many roofers ask for a deposit that covers materials. Some states limit how much a contractor can take before work starts on a home, so check your state's rules and put the amount on the estimate.
