Cleaning invoice template

A cleaning invoice should list the service date, home size or rooms cleaned, the type of clean such as standard or deep, add-ons like inside the oven, any extra fees, the visit frequency and the payment due date.

What goes on a cleaning invoice

House cleaning is priced by the size of the home and how often you visit. The first appointment is usually a deep clean at a higher price, because baseboards, buildup and neglected corners take longer. After that, weekly or biweekly visits cost less per trip since the home never gets that far behind.

This example is a first-month invoice for a three-bedroom home in Charlotte, North Carolina: the initial deep clean, one biweekly visit and a handful of add-ons. The rates are sample 2026 prices for a residential cleaning service. Adjust them for your area, your team size and whether you bring your own supplies.

How to bill as a house cleaner

  1. Price by home size, then by frequency

Set a base price by bedrooms, bathrooms or square footage, then discount weekly and biweekly clients compared with monthly ones. Frequent visits are faster for you, and the lower price rewards clients for booking a steady schedule.

  2. Always bill the first visit as a deep clean

Quoting a new client your recurring rate for the first visit almost always loses money. Explain up front that the first clean resets the home and costs more. Put it on the invoice by name so the drop in price on the second visit is clear.

  3. List add-ons as their own lines

Inside the oven, inside the fridge, interior windows, laundry and wiping cabinets inside are extras most clients only want sometimes. Separate lines show what changed when one month's bill is higher than the last.

  4. Put your cancellation and lockout policy in writing

When your cleaner arrives and can't get in, you have still paid for their time and the drive. A lockout fee of part of the visit price is common. Print the policy on every invoice so it never feels like a surprise.

  5. Automate the recurring bill

Writing the same invoice every other week is busywork. In Invoicefy you can set a recurring invoice weekly or monthly with an optional end date, and automatic email reminders go out until it's paid.

Questions people ask

Both work. Per-visit invoices suit clients who pay right after each clean. Monthly invoices suit busy households and landlords who want one bill. Pick one per client and keep it consistent.
